Living, business, and beyond – we've got it all

Our marketing strategy is property-specific and audience-driven. Depending on the asset, this may include targeted exposure, broker outreach, professional positioning, and investor-facing materials. The focus is on attracting the right buyers, not just the most eyeballs.

Yes. We assist clients with investment analysis, cash flow review, return considerations, and risk assessment. Whether you’re purchasing your first investment property or expanding a portfolio, we help you understand how a deal performs both short- and long-term.

Commission structures vary depending on the type of transaction.

  • Residential commissions are typically structured as a percentage of the purchase price and are often negotiated through the purchase contract and are also negotiated separately between the buyer’s and seller’s agents.
  • Commercial commissions vary more widely and may be based on sale price, lease value, term length, or a negotiated fee structure depending on the scope and complexity of the deal.

All commission terms are discussed upfront and in writing, so there are no surprises.

We’re intentionally non-corporate. Our work is collaborative, transparent, and strategy-focused. We take the time to explain the “why” behind each recommendation and treat every deal as a long-term decision, not just a transaction.

We primarily serve Southern California, with a focus on Los Angeles County, Orange County, Inland Empire, and San Diego. For certain investment or advisory opportunities, we may assist beyond these areas.

The first step is a conversation. We’ll discuss your goals, timing, and priorities, then outline next steps and a strategy tailored to you.

Yes. We represent residential buyers and sellers, as well as commercial property owners, tenants, and investors. Our approach adapts to the complexity of each transaction, whether it’s a single-family home or an income-producing commercial asset.

Buying commercial real estate typically involves financial underwriting, lease analysis, zoning considerations, and longer due diligence periods, while residential transactions are more standardized. Commercial purchases are evaluated based on income potential, risk, and long-term strategy, not just comparable sales.

We provide a well-supported opinion of value using market comparables, price-per-square-foot analysis, income and expense review (when applicable), and current market conditions. For commercial properties, valuation may also consider cash flow, lease terms, and investor demand.

Yes. We prepare Broker Opinions of Value (BOVs) for commercial and investment properties, offering clear, data-driven valuation guidance for owners, investors, and decision-makers.
